Our program works because there are generally two real estate agents involved in the sale of almost every house: the listing agent who works with the seller generally takes their 3% and the buyer's agent who works with the buyer generally takes their 3%.  Instead of paying the "listing portion" of the commission (3% of the gross sales price of your home) you pay only a flat fee at the time of listing and the selling agents commission of 3% ONLY IF an agent successfully procures a buyer for your home.  There is no way to lose!  You either save money by selling the property yourself, or you save money by only paying half the standard commission you would pay with a traditional Real Estate Brokerage Firm.  You keep Thousands of Dollars you would normally pay out in commissions!

  • A realtor will take a photo of your home to be utilized on the MLS.  We also give your Property State Wide and National exposure on dozens of our affiliated internet marketing websites including Realtor.com & MyFloridaHomesMLS.com
  • Assistance by a professional Realtor to complete necessary listing forms and disclosures. 
  • Listing on the Orlando Regional MLS makes your property available to every Realtor in the area and thus gives your property maximum exposure so you will sell your property fast and for top dollar.
  • Professional signage and combo lock box.
  • This is a Limited Service program that allows you to sell the home yourself and pay zero in commissions as long as there is not another Realtor involved.

Are there any other fees or costs to be listed on the MLS?

  • There are no other fees that need to be paid to Sloane Realty, LLC for our basic services.  However, in order to be listed on the MLS we have to offer the selling Real Estate Brokers and Agents the opportunity to make a commission.  The MLS requires us to offer a Co-Op in order to place a property in the database.  Standard commission for a selling agent is 3%, and is sometimes increased if you feel it will increase your chances of selling your home.  In this case you pay only half of the commission you normally would.  In a traditional Real Estate Transaction, the listing broker would be paid 3% in addition to the 3% which is the selling broker’s commission.

 

I want a full service listing!  Do you offer a discounted package that gives me all the professional services?

  • Yes, Sloane Realty also offers a premium flat fee MLS listing we call the Seller’s Advantage Program. 
  • Professional assistance with your sales contract and negotiations when an offer is obtained.  This can often make a difference amounting to tens of thousands of dollars in your pocket.  We interview the buyer and their realtor to find out what is most important to them and their specific situation so you know what you are negotiating with.  Often price is not the main factor and rarely the only factor when negotiating a Real Estate transaction.
  • Professional office staff to answer questions about your home, schedule showings, provide feed back on how showings went, and follow up with potential buyers.  We personally follow up with each potential buyer for feedback on the property.
  • Full Realtor representation.  This is actually a Full service listing with exclusive right to sell. 
  • Other realtors looking at your home on the MLS will not even know that you are saving thousands in commissions as it does not affect them in any way with this program.
  • A more advanced and more secure Electronic lock box is provided.
  • A Representative from Sloane Realty will schedule and attend the home inspection, appraisal, and final walkthrough before closing.  We are also a licensed General Contractor so we can likely save you from making repairs that are not necessary.
  • We will photograph and post up to 10 photos of your property on the MLS and marketing sites.
  • Sloane Realty confirms the buyer is serious and financially qualified so you do not take your property off the market for a buyer that will not close.
  • The total fee for this service is $650 at time of listing and an additional $650 at closing when the property is sold.  You still save thousands and receive the best and most professional service available.

I don’t know which one will work better for me.  Can I change my mind later?

  • You can upgrade from the basic program to the Seller’s Advantage program anytime simply by contacting us for the change forms and paying the difference.

 

 

What if I need to find a new home after this property sells?

  • Sloane Realty, LLC will be happy to assist you in finding your new property at absolutely no cost to you, the buyer.

 

How do I make changes to my listing?

  • You can make multiple changes to your listing once a month with out charge by sending us an email at Admin@SloaneRealtyLLC.com . 

 

What exactly is the MLS?

  • The MLS is a database of properties currently available for sale.  This database allows a buyer’s Real estate agent to search for a property using specific details or home options that the buyer is looking for.  A typical MLS search might find every home actively for sale in the 32746 zip code, with a 2 car Garage, having at least 3 bedrooms and at least 2 bathrooms in a price range between $350,000 and $400,000. This way the potential buyer knows exactly where to look for the home that will fit his or her needs.
  • The MLS is the primary data system that most Real Estate Agents use to market and sell property.  This is the most powerful marketing tool the Realtors have and will put your home in front of thousands of hard-working buyer agents and their serious, qualified buyers.

 

 

Is it true that Realtor’s using the MLS sell most houses and that they usually sell for a higher price?

  • Yes, it's true. According to the National Association of Realtors, approximately 80% of all U.S. homes are sold through Realtors using the MLS and homes listed on the MLS average net proceeds of 7% higher than homes sold for sale by owner.

 

Will real estate agents show my home?

  • Yes, Real Estate agents will be paid the normal/traditional real estate commission. Realtors almost exclusively rely on the MLS to locate homes that match their buyer's needs. The MLS listing will show that the home is listed and that there is a buyer's agent real estate agent commission offered.

 

What areas does Sloane realty, LLC offer their services?

  • Sloane Realty, LLC offers service within the entire State of Florida.  However, in order to provide superior service we are currently only accepting listings in Seminole, Volusia, Orange, and Lake Counties. 

 

What do I have to pay if I sell the home myself?

  • If you sell the home on your own to someone that has been in contact with you directly, you pay no additional fees or commissions.
  • You retain the ability to sell “By Owner” with no commissions at all.

 

What is expected from me?

  • We will need your help to complete a thorough and accurate listing.  We will also ask you to complete the Sellers Disclosures so we have everything ready when we find a serious Buyer.
  • We will also need your help to write public comments regarding specifics of your property for marketing brochures, etc. 
  • Keep the house in good and clean condition for showings to potential buyers.
  • You are required to show the home to any of your buyers that contact you directly and do not have realtor representation.  If you do not wish to sell your home directly you may contact Sloane Realty to show your home and act as a transaction broker should the potential buyer decide to make an offer.

 

What is the time commitment?

  • We suggest you review the Comparative Market Analysis so you know how long to expect to keep you home on the market before receiving a solid contract.  However, there is no time commitment required from you.  Simply notify us in writing and we will immediately take your property of the MLS and stop all marketing efforts.

 

How long can I keep my home for sale?

  • You can keep your home for sale as long as you like, or until it sells.  The original agreement is for 12 months, but is cancellable by you (the seller) at any time prior to signing a sales contract, and we will renew your listing at the end of the 12 months for free should you request to do so.  We will continue to work with you until your property sells. 

 

What if I want to change the price of my home?

  • You e-mail us your request price change. We will e-mail you an addendum to the listing agreement to change the price. After we receive the signed addendum, the change will be input into the MLS

 

Can I put a For Sale by Owner Sign in my yard?

  • We suggest that you place only the sign we provide in your for the simple reason that most Real estate agents will not show For sale By Owner homes because they do not offer a commission to the selling Realtor.  If they see our professional signage, they will know there is a commission being offered to the selling Realtor and you will sell your home faster and generally receive a higher offer than if it were offered For Sale by Owner.

 

What additional services can you offer?

  • **We can arrange for your home to be covered by a Home Warranty, so your buyers will be more at ease and likely offer top dollar because they know there will not be any major repair issues in the near future.
  • **We can also offer you the ability to advertise your home in Homes and Land magazine which is traditionally only available to professionals in the Real Estate Trade.  You can select a ¼ page size ad to a full page layout.
